Spiro Palmer

Chief Executive Officer

Spiro is the founding principal of Palmer Properties. He has more than 30 years of real estate experience, specifically in retail, office and mixed-use development projects. Spiro leads the Palmer team and focuses on the execution of current projects along with the creation of new opportunities. He has secured debt and equity financing from both institutional and private equity sources for retail, office, and land transactions.

Under his leadership, Palmer Properties has flourished and now manages in excess of 500,000 square feet of commercial real estate. Spiro is also actively involved in the Fort Collins community with several non-profit organizations.


Aki Palmer


Aki is a graduate of Colorado State University, where he majored in Business Administration with an emphasis in Finance and Real Estate. Aki began his commercial real estate career in Denver with CB Richard Ellis and later joined Legend Retail Group, where he focused primarily on Tenant Representation and Landlord Brokerage. He moved from Denver to Northern Colorado in 2005 to be a partner at Realtec Commercial until he joined what is now Cushman Wakefield.

Aki specializes in retail, land, office, and REO sales and leasing. He has worked on a number of notable projects, including leasing and ultimately sale of the Towne Center at Brookhill in Westminster, Colorado, and was the exclusive broker for a 180-acre land acquisition and has brokered several smaller land acquisitions, leases and investment properties throughout Northern Colorado. Since joining the industry, Aki has accounted for 3.0 million square feet of leased square feet as well as 7.0 million square feet of land sold.


Jim Palmer

Vice President

Jim earned a bachelor’s degree from the University of Denver’s Daniels College of Business with a concentration in Real Estate Finance & Construction Management. Jim provides expert real estate advice including: market analysis, demographic analysis, site evaluation and selection analysis, lease versus purchase analysis, and investment analysis. At Palmer, his primary focus includes negotiating leases, acquisitions, dispositions, subleases, relocations, site selection, and tenant representation.

Jim is a member of the International Council of Shopping Centers and is currently on the Board of Directors for The Fort Collins Downtown Development Authority, and founder of the South Fort Collins Business Association.


Brooke Tamlin, CMCA

Director of Operations and Development

Raised in Fort Collins and a graduate of Colorado State University, Brooke has the local experience as well as the practical knowledge that is key and unique to her position at Palmer Properties. Her degree in Finance and Real Estate underscores the base of knowledge she brings to the company.

Before joining Palmer Properties in 2003, Brooke worked as a Commercial Property and Accounting Manager for ZTI Group, Inc, a local commercial brokerage and development firm. In addition to property management and partner and investor relations, Brooke manages various financial duties, including, cash management, monthly and annual financial reports and projections, financial analysis of properties and inter-company budgeting, as well as refinancing of properties. Brooke oversees the assimilation of new acquisitions and newly managed properties into the company process as well directing construction projects. During construction projects, Brooke works closely with owners and contractors facilitating project coordination and project budget administration.


Tera Beggs, CMCA

Senior Real Estate Manager

Tera graduated Cum Laude from Colorado State University and then joined a real estate firm in Orange County, CA where she started as a leasing consultant and was promoted quickly to the position of Community Business Manager. Her primary responsibilities were overseeing the operations of a 200-unit property to maximize revenue growth, managing a team of four employees, developing strategies to achieve optimum new lease and renewal pricing and preparing monthly financial reports for investors.

At Palmer Properties, Tera is responsible for the management of office and retail space in Northern Colorado and Wyoming as well as completing accounting and administrative tasks. As Real Estate Manager, she works to ensure the properties are maintained within budget by analyzing bids and working closely with vendors. She has played an integral role in the application and management of three Downtown Development Authority (DDA) façade grants, in addition to The Colorado Historical Society State Historical Fund (SHF) grant by orchestrating communication between multiple parties. Tera facilitates tenant relations, beginning with the initial move-in process and ensuring exceptional customer service on a consistent basis.


Bari-Dawn Wexler, CPA

Chief Financial Officer

Bari-Dawn Wexler graduated from Colorado State University in 1996 with a Bachelors of Science in Business Administration with a concentration in Accounting. After graduation, Bari-Dawn worked for a local real estate development company before entering public accounting. Working for local and national CPA firms for 13 years, Bari-Dawn gained knowledge of the Internal Revenue Service Code and the Generally Accepted Accounting Principles and Generally Accepted Auditing Standards. Her primary responsibilities included preparing various tax returns and auditing financial statements. Before joining Palmer Properties as the controller, Bari-Dawn worked as the controller for a local electrical contracting firm.

Jerry Johnson

Facilities Manager

Jerry comes to us with a diverse background in the construction industry, joining Palmer Properties in 2011. Jerry is a licensed electrician in the State of Colorado and has extensive knowledge of all building operating systems. Jerry works diligently to enhance the energy efficiency of our owned and managed buildings via energy efficient lighting and controls, as well as upgrading mechanical controls. Jerry oversees the maintenance and operations of the Palmer Properties portfolio of owned and managed properties.

Jerry has worked with various municipalities and energy providers to install energy efficient, low maintenance/low waste light fixtures and bulbs in a number of buildings, securing rebates to significantly reduce the expense to the property and enhance the return on investment. Jerry oversees the installation and maintenance of all building systems in each building including, electrical, HVAC and controls, plumbing, roofing, landscaping, and parking lot maintenance. He works daily with tenants and vendors alike, as well as the supervision of the Palmer Property Management maintenance staff.
